About your new role

Our national Real Estate team provides a complete range of legal and advisory services on all aspects of residential development for a wide range of residential developers and social housing providers (including FTSE housebuilders). We advise on and draft heads of terms, conditional contracts, option and promotion agreements as well as all associated construction, planning and infrastructure issues. Our clients range from national housebuilders, regional developers, social housing providers and individual landowners. We represent clients in a range of projects from multi-million acquisitions and disposals as well as site assembly for residential development.

We are currently recruiting for an experienced solicitor to join our Real Estate Team in Manchester. The team act for house builders, local and national developers, registered providers of social housing, landowners, local authorities and investors.

The ideal candidate will have a proven track record within these areas.  

Main Duties and Responsibilities 

  • New development site set-ups multi-tenure (outright sale, shared ownership, shared equity, apartment schemes)
  • Acting on site set-ups both where our Real Estate team have supported client on the acquisition and where they have not
  • Considering rectification work arising out of site set-up work and actioning as necessary
  • Run Designated Protected Areas checks and supporting clients with the waiver process (where able) and restricted forms of Shared Ownership lease
  • POS transfers
  • Consideration and dealing with managed areas
  • Supporting client consideration of marketing strategy
  • Assist in dealing with Statutory Agreements (eg Section 104 and 38 and supporting Deeds of Easement)
    Have a working knowledge of the processes behind newbuild plot sales, part exchange sales/ purchases and Deeds of Variation in order to support members of the wider team
  • Perform general file management duties
  • Carry out searches
  • Making applications to the Land Registry to register dealings
  • Open new case files/matters on system
  • Physically open new files, ensuring compliance with Lexcel and internal procedures
  • Assist with and oversee money laundering checks on all new matters (or where funds are received on existing files.
  • Ensure client is kept informed at all times by providing and updating a property reporting schedule on a weekly basis
  • Attend client meetings where necessary
  • Close and archive files, including filleting files ready for processing
  • Assist in establishing and maintaining precedent files for the team by assisting in setting up and utilising work flows on the case management system

About You

Key Duties and Responsibilities
You will have previous experience and a genuine and demonstrable interest in the above area of work. As the role is varied, we are looking for you to have a flexible approach to the work you do and be able to adapt to different tasks. We also require you to have:
  • 5 years PQE experience is essential/preferred
  • Experience of and familiarity with development work is an advantage
  • Strong team work skills
  • Strong academics and technical knowledge
  • Experience of and keen interest in real estate work
  • Strong IT and typing skills
  • Strong communication skills
  • Strong time management and organisation skills
  • Ability to multi-task and prioritise
  • Ability to work to strict deadlines and targets
